Furnace, air conditioner, water heater, roof, windows, electrical panel and more. Each shows its age against how long that kind of system typically lasts, what is due next, and the documents behind it.

What needs attention
What needs attention, gathered on one screen.
Regular service that is due, warranties ending and systems entering their replacement window, read from the history on your record. When nothing is flagged, it says so.

Documents and warranties
Your paperwork, kept with the system it belongs to.
Invoices, permits, manuals and warranties stay in your account with their expiry dates. Anything you add yourself is marked as stated by you rather than read off a document.

Planning ahead
See replacements coming, years ahead.
Each major system gets an estimated replacement window and a planning cost, with the basis for each figure, so a replacement is budgeted in spring instead of paid for in an emergency.
Estimates should be reviewed alongside current inspections and professional advice. Where there is not enough evidence on the record, no figure is shown.

Asset History Report is built from the documents you and your contractors provide. It is a record, not an inspection, and nobody attends the property. Costs and replacement windows are planning figures, each shown with its basis, to review alongside professional advice.

What we do not do
A record, not a service provider.
Asset History Report is not a service company, a permitting authority or an inspection company. Knowing the scope keeps everyone clear on what they are getting and where to go for the work itself.
Permits
We do not pull, pay for or verify permits with the city. Permit numbers on your record reflect what your contractor entered; verification with your local authority stays with you or your contractor.
Inspection and workmanship
We do not inspect, certify or verify the quality of work on your home, and we do not independently certify a technician's credentials, insurance or standing.
Service and repair
We do not perform, schedule, dispatch, quote or charge for service work. That is between you and the contractor you choose.
Warranties and claims
We do not issue, manage, transfer or honour warranties. Warranty documents on your record are kept for reference; the manufacturer or contractor administers them.
Contractor choice
We do not recommend or assign contractors. The contractors who add to your record are the ones you approve.
Inspections and diligence
Your record does not replace a home inspection, a lawyer's review, an appraisal or due diligence at a sale. It is supporting documentation that travels with the home.
Reading your equipment safely: you should never need to open or take apart a unit to add its make, model or serial number. Read them from your contractor's records, the invoice or the owner's manual, or have your technician record them. If something on your record needs correcting, that conversation happens with the contractor who signed it.
